     از آنجایی که تغییر کاربری اراضی از مسائل مهم و شایع در ایران بخصوص در نواحی شمالی کشور است، دراین پژوهش اثرتغییرکاربری مرتع به زمین­ زراعی و باغ بر برخی خصوصیات فیزیکی و شیمیایی خاک دربخشی از حوزه آبخیز بابلرود واقع در جنوب شهرستان بابل، بخش بندپی شرقی استان مازندران مطالعه شد. بدین­ منظور از هر کاربری از 2 عمق 20-0 و 40-20 سانتی­متری در4 تکرار نمونه ­برداری شد و تجزیه و تحلیل آماری به­صورت فاکتوریل در قالب طرح بلوک­های کامل تصادفی صورت پذیرفت. نتایج نشان داد درصد میزان شن در کاربری باغ بیشترین مقدار بود. بیشترین مقدار سیلت و رس، به­ترتیب در کاربری­های مرتع و زراعی مشاهده شد. تغییر کاربری از مرتع به زراعی، موجب افزایش معنی­دار جرم مخصوص ظاهری شد و میزان جرم مخصوص ظاهری در لایه زیرین بیشتر از لایه سطحی است و بالاترین درصد تخلخل با مقدار 87/54 درصد در باغ مشاهده شد. بیشترین مقدار پایداری خاکدانه ­ها (MWD)، در کاربری مرتع و باغ بود. بالاترین میزان ظرفیت نگهداشت آب به مقدار 62/64 درصد در عمق 40-20 سانتی­متری مشاهده شد. هدایت هیدرولیکی اشباع خاک (KS) در کاربری باغ بیشترین مقدار بود. تغییر کاربری موجب تغییر در واکنش خاک (pH) شد به­طوری که بیشترین مقدار pH، به میزان 54/7 در کاربری زراعی نسبت به سایر کاربری­ها مشاهده شد. همچنین بیشترین میزان هدایت الکتریکی (EC) مربوط به کاربری باغ بوده است. بیشترین کربن آلی (OC) به میزان 47/2 درصد در لایه سطحی کاربری باغ و کمترین آن به میزان 26/0 درصد در لایه زیرسطحی کاربری زراعی مشاهده شد. در مجموع نتایج این پژوهش با توجه به مقایسه برخی شاخص ­های کیفیتی خاک، حاکی از آن بود که اگر تغییر کاربری اراضی به ­صورت کاربری زراعی باشد به­ دلیل شدت عملیات کشاورزی تأثیر منفی معنی­ داری بر خصوصیات خاک می­ گذارد.
