هرساله با رشد جمعیت و توسعه اقتصادی، کاربری اراضی و پوشش زمین در حال تغییر است. انواع کاربری اراضی اثرات ویژه­ای بر روی مؤلفه ­های بیلان آبی حوزه آبخیز دارند. مدل­های شبیه ­سازی قابلیت پیش­بینی سیل،  بررسی تأثیر تغییر کاربری اراضی بر روی سیل و درنتیجه مدیریت حوزه آبخیز را دارا هستند. در این تحقیق به ارزیابی اثرات تغییر کاربری اراضی تحت سناریوهای جنگل­ زدایی و افزایش مناطق مسکونی و ترکیب این دو سناریو (جنگل ­زدایی+ مناطق مسکونی) بر روی مؤلفه­ های بیلان آبی حوزه زیارت استان گلستان با مساحت 15/95 کیلومترمربع با استفاده از مدل  WetSpa پرداخته­ شد. به­ منظور اجرای مدلWetSpa از داده­های ساعتی هیدرومتئورولوژی از سال 1386 تا سال 1390 شامل داده­های بارش، تبخیرتعرق و دما به­ عنوان داده ورودی مدل استفاده شد. نتایج نشان داد بین هیدروگراف­های سیل شبیه­ سازی­ شده و مشاهداتی انطباق خوبی وجود داشته است. سپس سناریوهای جنگل ­زدایی، افزایش ­مناطق مسکونی و جنگل­زدایی به همراه افزایش مناطق مسکونی در محیط GIS طراحی و با استفاده از مدل واسنجی شده شبیه­سازی شدند. نتایج نشان داد که مقادیر جریان­های سطحی، زیرسطحی و آب زیرزمینی و رواناب کل در سناریوهای اعمال شده افزایش ­یافته است. بیشترین تغییر مربوط به مولفه رواناب سطحی می­باشد که از مقدار 2/5 میلی­متر در سناریوی اول به مقدار 18 میلی­متر در سناریوی چهارم (مجموع افزایش مناطق مسکونی و جنگل­ زدایی) افزایش یافته است. همچنین کاهش زبری سطح زمین و میزان تاج پوشش منجر به کاهش  میزان تبخیر و تلفات برگابی در حوزه مطالعاتی گردیده است.
